About The Role

 The Role in a Nutshell:

The Residential Asset Manager will deliver proactive management of Entain’s residential property assets in order to maximise income and minimise operational costs.

What you'll be doing:

Management of all aspect of residential property assets including:

  • Tenant liaison – handle all manner of tenant communications, ensuring strong landlord/tenant relationships are maintained.
  • Work closely with in-house Accounts Receivable function to manage tenant debt and collect rent arrears.
  • Build a network of external letting agents and manage their performance in delivering new lettings across the estate.
  • Negotiate Rent Reviews ensuring rents keep pace with market conditions.
  • Handle the service and receipt of all notices.
  • Conduct annual tenancy inspections and other ad hoc property visits as necessary.
  • Conduct tenancy check-outs including inventory checks and deposit releases.
  • Ensure accurate and consistent updating of utilities accounts and council tax records.
  • Identify and recommend suitable refurbishment projects, including analysis of project viability for capex proposals.
  • Ensure all data is accurately recorded and maintained in order to deliver effective reporting.
  • Provide ongoing strategic input as to potential improvements/efficiencies across the estate.

What we need from you:

  • Previous property management experience highly advantageous.
  • Must be familiar with, and stay abreast of developments with, all legislation and regulations relating to residential management
  • The ability to harness internal and external resources to consistently deliver against business objectives.
  • The ability to communicate effectively to a wide variety of stakeholders.
  • Strong problem solving skills and a keen eye for detail.
  • Advanced levels of strategic analysis and organisational efficiency.
